Judging a row before ordering
Whatever you are hunting is almost certainly listed several times over, at prices that disagree with each other. Weighing those against one another is what a shortlist is actually for.
Promised and confirmed
Experience narrows the guesswork without removing it. One column is what fourteen years lets a row promise; the other is what still needs a warehouse to confirm.
Price and photographs arrive as a pair, or they arrive as a problem. Clear photographs, believable price: order it. Identical photographs, much cheaper: worth having. A confident price resting on one soft photograph: leave it.
